Before you step onto a wet floor

Power first. Outlets sit at floor level and so do extension cords. Do not walk into standing water until power to that area is off, and do not reach for the breaker panel if you would have to stand in water to get there.

Do not touch contaminated water. Anything from a sewer line, from a toilet past the trap, or in from outdoors is treated as grossly contaminated. Do not vacuum it, do not run a rental carpet machine through it, and keep children and pets out. If water is still coming in, start with what to do in the first 24 hours.

The short answer on wet carpet water damage

In the first day after clean water, wet flooring is mostly a drying problem. After that, or if the water was dirty from the start, it becomes a removal problem. Everything else is detail on top of three rules.

  • The cushion under carpet is nearly always removed, even when the carpet is saved. It holds more water than the carpet does and gives it up more slowly.
  • Contaminated water takes every porous floor covering with it. Under the IICRC S500 standard, porous materials exposed to category 3 water are discarded rather than cleaned. That is not negotiable by scrubbing harder.
  • Hard floors that look untouched often hide the most water, because they are sitting on top of it and sealing it in.

What was in the water decides most of it

The IICRC S500 standard sorts water into three categories, and the category drives what happens to your floor more than the flooring material does. The material comes second.

  • Category 1 is clean water from a sanitary source: a supply line, a water heater tank, a pipe upstream of anything dirty. See burst pipe water damage and water heater leaks.
  • Category 2 carries significant contamination. Washing machine or dishwasher discharge, toilet overflow with urine but no solids, or clean water that picked up soil crossing the house.
  • Category 3 is grossly contaminated: sewage, a sewer backup, water that came in from outside, and any water that has sat long enough to grow its own biology.

Two things catch people out. The first is that a category is not permanent. Clean water sitting in a warm Florida house picks up soil and bacteria on its own, and a category 1 loss can be reclassified as category 2 within a day or two. The second is that the source matters more than the appearance. Water that came in under an exterior door is not treated as clean rainwater, because of everything it crossed on the way in: the driveway, the mulch bed, whatever the lawn service put down last week.

Floor by floor: what happens to each type

Read across your flooring type, then down to the category of water that reached it. These are typical outcomes, not a guarantee about your house. The middle column is where the moisture readings and the professional judgement live.

Notice how much of that table is about the layer underneath rather than the layer you can see. That is the point. A crew is not primarily deciding whether to save your carpet. They are deciding how to get water out of the subfloor and the slab without tearing up your whole ground floor, and the flooring decision falls out of that. On a slab-on-grade house, which is most of Florida, that usually means getting air moving at the slab edge and behind the base trim, because the perimeter is where water pools and the last place it gives it back.

Why the pad almost always comes out

Carpet cushion is engineered to be open, springy and compressible. That is exactly what makes it behave like a sponge. Bonded foam absorbs many times its dry weight, holds the water against the subfloor where no air is moving, and gives it back so slowly that the carpet above can read dry while the layer under it is still saturated. Press a knuckle into a soaked carpet pad and water comes back up around your hand.

So the standard sequence is: pull the wet cushion and bag it, dry the carpet separately by floating it on moving air, dry the subfloor as its own surface, and install new cushion when everything below reads dry. A tech will usually cut the soaked carpet pad into strips a couple of feet wide so it can be rolled and bagged without dragging water back across the part of the floor that has already been extracted, and the bags go out the nearest exterior door rather than through the house. The cost is labor, not material. The carpet comes off the tack strip and has to be re-stretched afterward. Two other things usually leave with the pad. One is the tack strip itself, if it has swelled or rusted. The other is the bottom few inches of drywall, because water wicks up into the gypsum while the baseboard sits over it and hides the line.

The single most common expensive mistake

Leaving wet cushion under carpet that has been dried on top. The room smells fine for about a week. Then it does not. By the time the odor arrives the subfloor has been wet for that entire period, and the smell is the last symptom to show up rather than the first. This is also why the 24 to 48 hour mold window is measured from when the water arrived, not from when you noticed it.

Wood, laminate and vinyl are three different problems

Solid hardwood moves when its moisture content changes, and it moves unevenly. When the underside of a board is wetter than the top, the edges rise and the middle dips. That is cupping. Wood is what the S500 calls a low evaporation material, and a floor with significant water bound up in it falls into the standard's Class 4 category: special drying methods, longer drying times. Crews use panel or mat systems that pull air through the boards rather than blowing across them, and they read progress with a pin meter pushed into an out-of-the-way board rather than by how the surface looks. The surface lies. Cupping usually relaxes as the board equalizes. That is why sanding a cupped floor before it is dry is a classic, expensive error. Sand it flat while it is wet and it crowns when it finally dries.

Engineered wood is a thin veneer over plywood plies held together with adhesive: more stable than solid wood in normal humidity, less forgiving in a flood. Once the glue lines release, the plies separate. Drying does not put them back together.

Laminate is the least forgiving common floor in the house. The core is high density fiberboard, which is wood fibers compressed with resin, and when it takes on water it swells. That swelling is generally permanent, so planks peak at the seams and stay peaked. You feel the ridge through a sock days before it is obvious to look at. Laminate water damage usually ends in replacement even after clean water. The bigger issue is that laminate floats over an underlayment, so water travels along the seams, spreads under the whole floor, and cannot evaporate up through a sealed wear layer.

Vinyl plank, luxury vinyl tile and sheet vinyl have the same problem in a stronger form. The material does not absorb water at all. That is precisely why it is a trap: water finds the seams, gets underneath, and has nowhere to go. Looks are useless here. A vinyl floor can be bone dry on top and sitting on a subfloor that has been wet a week, so crews frequently lift it just to reach what is beneath, cutting a seam in a closet or under an appliance where the repair will not show.

Tile that looks fine and is not

Ceramic and porcelain tile do not absorb meaningful amounts of water and grout is only slightly porous, so the tile is almost never the casualty. What matters is the assembly holding it up: the thinset, the cement backer board or plywood subfloor, and in most Florida single-story homes, the concrete slab. Tile on a wood subfloor, upstairs or over a crawl space, is a harder job than tile on a slab, because the subfloor holds water under a surface that reads perfectly dry. If the water came through from above, you may also be dealing with the ceiling below.

Drying a tile assembly means finding a path to whatever is holding the water underneath, which is why a crew may pull a row of base trim, work through a grout line at a doorway, or lift a single tile inside a closet rather than guess from the surface. Tile on a slab is often the easiest floor in a flooded house, but it is not free. A slab absorbs moisture and releases it slowly for weeks, which is why new flooring should never go down over a slab nobody has checked. The EPA describes a simple version of that check: tape clear plastic sheeting to the slab, leave it about 16 hours, and if moisture appears underneath the plastic it is still too wet for new flooring. That test is based on an ASTM standard. Sixteen hours is an overnight, which is the practical point of it: you tape the plastic down when the crew leaves and you read it before anyone comes back in the morning.

What to do yourself, and what to leave alone

In the first hour after clean water, homeowner effort genuinely helps.

  • Stop the source and shut off power to the affected area from a dry position.
  • Get standing water off the floor. A wet/dry vacuum on clean water is fine, and every gallon you remove is a gallon nobody has to evaporate later.
  • Lift furniture legs onto foil or blocks, and take area rugs off the wet floor. Wood legs and metal glides bleed into wet carpet within hours, and that stain does not come out later.
  • Run the air conditioning with windows and doors shut. Florida outdoor air is usually more humid than your conditioned indoor air, so opening up adds moisture. The EPA says the same: warm humid outside air slows drying.
  • Photograph everything before anything moves: wide shots, the water line on the baseboard, the flooring type, and whatever failed. Write down when the water started, not when you found it.

What to leave alone, without exception:

  • Contaminated water. No shop vacuum, no rental carpet machine, no mop and bucket. Running a machine through category 3 water and then across the rest of the floor moves the contamination instead of removing it.
  • Visible mold with a fan pointed at it. EPA guidance is to gently clean visible mold first and only then start fans, so you are not blowing spores through the house.
  • New flooring over anything you have not measured. Sealing a wet subfloor under a new floor turns a one-week problem into a one-year problem.
  • Mold work over 10 square feet. Under Chapter 468, Part XVI of the Florida Statutes that requires a licensed mold assessor or remediator, and §468.8419 bars one firm from both assessing and remediating the same structure within 12 months.

What removal and replacement cost

Restoration in Florida is generally priced per square foot of affected area and by water category, running roughly $3–$4 per square foot for clean water, $4–$7 for category 2, and around $7–$7.50 for category 3, with a typical whole-job total in the $1,300–$5,600 range.

Common questions

Can wet carpet be saved, or does it have to be replaced?

It depends on what was in the water and how fast extraction started. Carpet face fiber wet with clean supply water, extracted quickly and dried in place, is often salvageable. Carpet hit by grossly contaminated water is a different situation entirely: porous materials exposed to that water are removed and discarded rather than cleaned, because the contamination cannot be reliably taken back out of the fiber. In between those two cases sit the judgement calls, and they are made with a moisture meter and a look at what the water was, not by how the carpet feels underfoot.

Does the carpet pad always have to come out?

Not by law, but in practice it almost always does. Carpet cushion is built to be open and compressible, which is exactly what makes it hold water. It absorbs far more than the carpet above it, releases it slowly, and traps moisture against the subfloor where no air reaches. Standard restoration practice is to pull the wet pad, dry the carpet and the subfloor separately, and install new cushion afterward. Leaving wet pad under dry carpet is one of the most common reasons a floor smells musty weeks later.

My laminate floor got wet and still looks fine. Do I need to do anything?

Yes, because the part you need to worry about is underneath. Laminate planks are a high density fiberboard core with a printed wear layer on top. When that core takes on water it swells, and the swelling is generally permanent because the compressed fibers do not shrink back. More importantly, laminate is installed as a floating floor over an underlayment, so water runs along the seams and sits on the subfloor with nowhere to evaporate. A floor that looks fine on day one often peaks at the seams a week later.

Can I dry the carpet myself with a rental cleaner and some fans?

If the water was clean, the area is small, and you start immediately, removing surface water yourself is reasonable and it helps. What a rental machine cannot do is pull water out of the cushion beneath the carpet or out of the subfloor under that, and it cannot tell you when either one is dry. Do not use a household carpet cleaner or a shop vacuum on water that came from a sewer line, a toilet, or from outdoors. That water carries contamination, and running it through a machine and back across the floor spreads it.

The tile did not move and the grout looks normal. Is there anything to do?

Possibly. Ceramic and porcelain tile do not absorb water, which is the point and also the problem: the water went past the tile, not into it. What holds moisture is the thinset, the backer board or the plywood subfloor beneath, or a concrete slab. Tile set directly on a slab often needs nothing beyond drying the slab. Tile on a wood subfloor over a crawl space or a second floor is a different job, because the assembly underneath can stay wet for a long time while the surface reads perfectly dry.

How long can wet carpet sit before it has to be thrown out?

The working window is short. EPA guidance is that wet materials dried within 24 to 48 hours will in most cases not grow mold, and CDC guidance is that if you could not dry things within 24 to 48 hours you should assume mold growth. Beyond that window the conversation shifts from drying to removal, and clean water that has been sitting in a warm Florida house also degrades on its own as it picks up soil and bacteria. Hours matter more than days here.
